HOMES MANAGED

Most buyers spend weeks comparing floor plans. They agonize over the Baymont versus the Clearwater Grand. They study bedroom counts, square footage, and countertop finishes.

Then they pick their lot in twenty minutes.

That’s backwards.

I manage over 100 vacation rental homes in the Disney corridor. I own nine of my own. Two identical Seashore models on different lots in Windsor Cay earn different income. One outperforms the other by thousands of dollars a year.

The difference is the lot.

Your lot determines pool sun exposure, guest walking distance to the lazy river, and listing photo quality. You can upgrade a kitchen later. You cannot move your house to a better lot.

Below: a lot selection guide for Windsor Cay Resort in Clermont, Florida. From an investor’s perspective, not a homebuyer’s.

Windsor Cay Lot Types and Sizes

Windsor Cay offers three lot widths. Each one comes with different models, fees, and income potential.

Townhome Lots vs 40-Foot vs 50-Foot Lots

Lot TypeWidthModels AvailableCDD Fee (Annual)Starting Price
Townhome~40 ft (attached)Castaway Interior, Castaway End$1,000–$1,300$522,990
Single-Family40 ftWinstone, Lakeshore, Hideaway, Seashore$1,800–$2,000$689,990
Single-Family50 ftBaymont, Clearwater, Clearwater Grand$2,200–$2,400$816,990

The CDD difference between a 40-foot and 50-foot lot: $500 per year. Over a 10-year hold, that’s $5,000 in extra carrying costs.

Wider lots mean larger homes, more bedrooms, and higher nightly rates. They also mean higher CDD assessments, higher insurance, and higher furnishing costs. The 7-8 bedroom sweet spot balances revenue against total cost of ownership.

Phase 4 and the New 70-Foot Lots

Windsor Cay is expanding. Pulte filed plans for 116 additional vacation home lots on 53 acres in Lake County immediately north of the existing resort.

Here’s what’s coming:

  • Pulte: 50 homes on 40-foot and 50-foot lots (same models you see today)
  • Park Square Homes: 66 lots on 70-foot-wide parcels, the largest lots Windsor Cay has ever offered, with homes up to 15 bedrooms

This is the first time a second builder has entered the community. Park Square’s 70-foot lots are a different product. New designs, new price points, new guest profiles.

If you’re buying in the current Final Phase (52 lots remaining as of mid-2026), Phase 4 construction will happen nearby. Ask the sales team which lots border the expansion area. Construction noise is temporary, but it affects guest experience and reviews.

Understanding Lot Premiums at Windsor Cay

Lot prices at Windsor Cay vary. Pulte assigns premiums based on lot position, and those premiums are added on top of the base home price.

What Builders Charge and Why

Lot premiums in Florida new construction range from $5,000 to over $200,000. Here’s what you’re paying for:

  • Conservation/preserve backing: Your rear yard faces protected natural land. No future neighbors behind you. These carry the highest premiums, up to 10% of the base home price.
  • Cul-de-sac position: Less through-traffic, a pie-shaped lot with a wider rear yard. A 20% premium in Southwest Florida communities.
  • Water/pond view: Retention ponds and water features open up the sightlines and make the yard feel larger.
  • Corner lots: More yard, fewer neighbors on one side. More street exposure. More on that below.
  • Clubhouse proximity: Walkable distance to The Reef Club. Builders know this is a selling point.
  • Interior lots: Standard pricing. Neighbors on both sides. Most available, lowest premium.

Pulte does not publish its lot premium schedule. The only way to see the current premiums is at the Windsor Cay sales center (1217 Emerald Row Street, Clermont, FL 34714). Ask for the availability map with premiums listed by lot number.

Do Lot Premiums Pay for Themselves?

Sometimes. Here’s when.

From a resale perspective, premium lots added 5% to resale value in a Florida real estate analysis. In Seacrest Beach, homes on premium lots sold for 30–40% more than average homes in the same development. Another agent’s take: “A house is worth today what a house is worth today, irrelevant of what was paid for it.”

For STR investors, the real test is rental income.

A conservation-backing lot gives you better listing photos, fewer noise complaints from adjacent owners, and better reviews. A south-facing pool gives you all-day sun, lower heating costs, and a feature guests actively search for.

Those advantages compound. Better reviews push you higher in search ranking, which drives more bookings at a higher nightly rate. Over a year, that’s $20,000+ more in revenue.

A $20,000 lot premium pays for itself in two to three years.

How to Negotiate (Hint: Don’t Ask for a Price Cut)

Builders don’t discount lot premiums. Every sale becomes a comparable. If Pulte drops the premium on lot #47 by $10,000, it lowers the perceived value of every other lot in the community.

Instead, negotiate on incentives:

  • Closing cost credits (Windsor Cay currently offers $7,500)
  • Prepaid HOA (currently $6,000, six months covered)
  • Rate buydowns through Pulte’s preferred lender
  • Design center allowances (upgrades to finishes, fixtures, or smart home packages)

Your best leverage comes at quarter-end, when sales teams are pushing to hit their numbers. That’s when you’ll get a concession on a lot that’s been sitting.

The combined incentive package at Windsor Cay is currently $13,500 ($7,500 closing + $6,000 HOA). Confirm with your realtor before signing. Incentives change regularly.

Pool Orientation: The #1 Factor Most Buyers Miss

Every home at Windsor Cay comes with a private pool. The pool is standard. The direction it faces is the edge.

This is the most overlooked factor in lot selection. It affects guest comfort, operating costs, and how your listing books.

South-Facing Pools Win in Florida

Florida pool builders, property managers, and rental operators agree: a south or southeast-facing pool is the best orientation in Central Florida.

Why:

  • Maximum sun exposure throughout the day. The pool stays warm, the deck stays bright, and guests get the all-day sunshine they came to Florida for.
  • Lower heating costs. Pool heating runs $50–$180 per month. Hosts charge a $25–$40/day pool heat add-on from October through April. A south-facing pool gains passive solar heat all day, cutting that cost.
  • Solar panel compatibility. The U.S. Department of Energy recommends south-facing, unshaded roofs for solar pool heaters, which heat your pool at zero electricity cost beyond the existing pump.
  • Guests search for it. Emerald Island Rentals, one of the largest vacation rental managers near Disney, has a dedicated “South-Facing Pool Villas” filter page on their website. “South-facing pool” appears in listing titles across Airbnb and VRBO. It’s a search filter, not a nice-to-have.

The West-Facing Pool Problem (May Through September)

West-facing pools get strong afternoon sun. In winter, that’s fine. Great for evening entertaining and sunset views.

From May through September, a west-facing pool deck in Central Florida is punishing. The afternoon sun hits at a low angle, creating intense glare and heat that makes the outdoor space uncomfortable for hours.

As one Florida homeowner put it: “My previous west-facing backyard was miserable for 5 months of the year.”

Screen enclosures block 75% of UV light. Low evening sun still gets through, and interior shades barely help because the heat is already trapped inside.

Guests who can’t comfortably use the pool area in the afternoon during peak summer leave it in reviews.

What This Means for Your Listing

When I evaluate a lot at Windsor Cay, pool orientation is one of the first things I check. Here’s the ranking:

South/Southeast:

Best. All-day sun, lowest heating costs, strongest listing feature.

East:

Good. Bright mornings, shaded afternoons. Comfortable in summer heat.

West:

Problematic. Afternoon heat May–September. Marketable for sunsets in winter.

North:

Avoid. House shades the pool most of the day. Highest heating costs.

One qualifier: Florida’s high summer sun means every pool gets some direct light. Orientation matters most in the shoulder months (October through April), when the sun sits lower and heating costs spike. Trees, the house’s own shadow, and neighboring structures also shape the actual exposure. Walk the lot at different times of day before you commit.

Lot Position Types for Vacation Rentals

The best lot for a vacation rental is the wrong lot for a homeowner.

Conservation/Preserve-Backing Lots

These lots back up to protected natural land. No rear neighbors. No fence staring back at you in listing photos. Just trees, green space, and privacy.

That privacy drives bookings:

  • Better listing photos. A pool shot with conservation backing beats a pool shot with a neighbor’s back wall every time.
  • Fewer noise complaints. No rear neighbors means no one calling the HOA about your guests.
  • 5-star review material. Nature views, bird sounds, a sense of space. These elevate the guest experience and show up in top reviews.

The premium for conservation lots in Florida new construction ranges from $10,000 to $40,000 on top of base price. That’s 5–25% over standard interior lots.

A Coastal Insider analysis found that a preserve lot combined with a cul-de-sac position delivers “80% of waterfront appeal at 40% of the cost.” That combination (privacy, low traffic, natural views) is the highest-value lot position for STR investors.

Cul-de-Sac Lots

Cul-de-sac lots carry a premium for good reason:

  • Minimal through-traffic. Only neighbors and their guests drive past.
  • Family-friendly feel. Most guests at Windsor Cay are families. Less traffic means safer for kids.
  • Pie-shaped lots. Cul-de-sac lots are wider at the rear, giving you more pool and outdoor entertaining space.

The premium runs 20% above standard lots.

In Windsor Cay specifically, the main boulevard connecting the gate to The Reef Club carries the most internal traffic. Lots on side streets and cul-de-sacs offer a quieter experience.

Corner Lots

Corner lots are larger and have fewer direct neighbors on one side. The trade-offs:

  • More street exposure means more eyes on your property, and more noise from two streets.
  • Pool and patio visibility if the backyard faces a secondary road.
  • Fencing limitations on corner lots limit privacy.

The upside: more driveway and parking space. For an 8- or 10-bedroom home hosting large groups with multiple vehicles, that parking advantage is real.

In a gated resort community like Windsor Cay with low speed limits and no through-traffic, the corner-lot disadvantage is smaller than in a public neighborhood. A cul-de-sac lot beats a corner lot for STR performance.

Interior Lots

Interior lots carry the lowest premiums and are the most commonly available. They have neighbors on both sides, no special views, and standard pricing.

For value-focused investors, that’s the point. The money you save on a lot premium goes toward themed rooms, better furnishing packages, or design upgrades that boost rates.

Interior lots close to The Reef Club outperform a premium lot on the far side of the community. Proximity to amenities matters more than the lot type.

How Close Should You Be to The Reef Club?

The Reef Club is the centerpiece of Windsor Cay: lazy river, water slides, splash pad, Blue Lagoon Bar & Grille, Rumbrella’s Tiki Bar, mini golf, and fitness center.

Every home in the resort has access. Some homes are a 10-minute walk away.

For vacation rentals, walkability to the clubhouse is a real selling point. Listing copy across Kissimmee and Orlando makes this clear: “Steps from the clubhouse,” “Walking distance to the lazy river,” “Just minutes from the splash pad.”

Why it matters:

  • Families with young kids don’t want to load everyone into a car to reach the pool.
  • Late-night returns from the pool or restaurant are easier from a nearby lot.
  • It’s a search advantage. When 692 other homes have the same amenity access, the ones closest to those amenities stand out.

The trade-off: lots closest to The Reef Club see more foot traffic, more car headlights, and more noise from other guests heading to and from the amenities.

I’ve managed homes at every distance from the clubhouse in resort communities across the Disney corridor. The sweet spot is close enough to walk comfortably (under 5 minutes) but not directly on the main path.

What to Check Before You Choose: The 10-Point Investor Checklist

Before you finalize your lot selection, walk through these ten items. This list is for investors who will never live in the home. Your guests will.

Assuming Airbnb handles everything

Airbnb collects taxes in Lake County, yes. But you still need the DBPR vacation rental license in your name and a Florida DOR registration on file. The platform does not handle licensing.

Not registering with the Florida DOR

Even if Airbnb remits your taxes, the state expects you to have an active tax registration. Skipping it creates problems during audits.

Letting the license lapse

Annual renewal is not optional. A lapsed DBPR license exposes you to fines and listing removal. Owners managing their vacation home remotely sometimes lose track of renewal dates.

Waiting until after the first booking

Your license must be active before you host a single guest. If you are evaluating townhome vs single-family ROI before buying, factor in that licensing starts at closing, not when your first guest arrives.

Citing dead legislation as current requirements

Florida HB 79, a proposed pool safety bill, died in the legislature on March 13, 2026. It did not become law. Some online guides still reference it as active. Do not rely on outdated sources.

The Windsor Cay Lot Selection Process

Here’s how it works with Pulte:

Step 1: Choose your lot and floor plan

You’ll work with a Sales Consultant at the Windsor Cay sales center. They’ll show you the availability map with pricing and premiums for each remaining lot.

Step 2: Review the details

Confirm the lot premium, CDD assessment, HOA fees ($600/month as of recent listings), and any incentives.

Step 3: Earnest deposit

Townhomes require $75,000. Single-family homes require $125,000. This is due at contract signing.

Step 4: Design center selections

For build-to-order homes, you’ll choose finishes, upgrades, and options. Quick move-in homes are already built. You take what’s available.

This is a key distinction. Pulte is shifting toward BTO. 45% of their new orders nationally are now build-to-order. That means more buyers are actively selecting lots, and the best positions go first. Quick move-in buyers take what’s available.

The Final Phase has 52 lots remaining.

That number is shrinking. Once they’re gone, the next opportunity is Phase 4, which introduces a different builder, different lot sizes, and different pricing. If Windsor Cay lot selection matters to you, the time to be selective is now.

The Right Lot Makes All the Difference

Your lot is the one thing about your Windsor Cay investment you can never change. The floor plan, the design, the furnishing package, the management strategy. All of those can be upgraded later.

The lot is permanent.

A south-facing conservation lot on a quiet cul-de-sac within walking distance of The Reef Club will out-earn a north-facing interior lot on the main boulevard by thousands per year. Same floor plan. Different income.

I’ve walked these lots. I know which positions book best based on pool direction, location, and layout. I know which premiums are worth paying and which are marketing fluff.

If you’re buying in Windsor Cay and want help evaluating specific lots before you commit, let’s walk through the availability map. Real numbers and a plan that fits your goals.

Frequently Asked Questions

How much are lot premiums at Windsor Cay?

Pulte does not publish lot premiums publicly. They vary by position: conservation, cul-de-sac, water view, corner, or interior. The only way to see current premiums is at the Windsor Cay sales center. In Florida new construction, premiums range from $5,000 to over $50,000.

What direction should a pool face in Florida?

South or southeast. A south-facing pool receives maximum direct sunlight throughout the day, keeps the water warmer with less supplemental heating, and is the most requested orientation among vacation rental guests in the Orlando area.

Does pool orientation affect Airbnb income?

South-facing pools are actively marketed as a premium feature in Orlando-area vacation rental listings. Emerald Island Rentals has a dedicated filter page for them. Lower heating costs and better guest photos support higher rates and better reviews.

What is the difference between 40-foot and 50-foot lots at Windsor Cay?

Width determines which floor plans fit. 40-foot lots accommodate 5–7 bedroom single-family homes. 50-foot lots handle the larger 8–10 bedroom models. CDD fees are $500/year higher on 50-foot lots. Wider lots mean higher prices but also higher rental income potential.

Is Windsor Cay Phase 4 being built?

Pulte filed preliminary plans for 116 additional lots on 53 acres north of the existing resort. Pulte will build 50 homes on 40-foot and 50-foot lots. Park Square Homes will build 66 homes on 70-foot lots. The first time a second builder has entered Windsor Cay.

How do you negotiate lot premiums with Pulte?

You don’t. Builders resist discounting premiums because every sale becomes a comparable. Instead, negotiate closing cost credits, rate buydowns, design center allowances, or prepaid HOA. Quarter-end is your strongest leverage point.
